The preservation process of buildings considered relevant in a cultural context involves a set of theoretical and technical approaches, in order to structure a conceptual line, a proposal consistent with the state of art and a certain type of intervention. This process passes, among other issues, by some analysis of the cultural property. Within such, we can cite the transformation of the landscape, the morphological structure, the functional and historical aspects, as well as its subdivisions. In this dissertation we will discuss some of these fields and, based on them, we will propose some solutions for the requalification of Fazenda Engenho Novo, a set of buildings and free space protected the State through INEPAC, located in the municipality of São Gonçalo, RJ. Recognized mainly for being the residence of Barão de São Gonçalo, Fazenda Engenho Novo was a large agricultural and livestock producer in XIX and XX centurys, having economically supported the region and brought peripheral housing. Dated to 1830, the buildings remained largely preserved until approximately 1993, when they were expropriated for protection purposes until their near-ruin in 2011. This dissertation uses the analyzes of its rapid composition modification to point out the feasibility of a rural technical school to the ruined site, generating new dynamics of use that can be beneficial for an entire local community, through a methodology of support based on qualitative instruments of local and community inference. The final results demonstrate the viability of the rural technical school for its promotion of local development through the qualification of young people in areas of knowledge linked to a typically local activity, agriculture and livestock. In addition, the program also promotes cultural heritage education and safeguards local memories and community value.
